There is no market data behind any of this, no record of what anything sold for, and no view about an area. Nothing you type into it changes that. What you get back is a list of places to look while you are standing in the property, and nothing else.

No. It says where to look and what is worth writing down. It never says what any of it means.

A route from here will tell you to look along the skirting in the back room and to note where anything is discoloured. It will not tell you what caused it, whether it matters, or what it would cost to put right.

Anything along these lines needs a qualified surveyor to look at the property. A viewing cannot answer it and neither can this.

How buying works, and what reports come with a property, differ from place to place. Ask the agent and your solicitor — this only covers what to look at.

It also covers nothing to do with title, lease length, common parts or planning permission. Those are questions for your solicitor, wherever you are.

The sentence you write describing the property is used to work out what kind of building it is, and then to build your route. It is not used to train any model, ours or anybody else's.

You can delete a route, and everything belonging to it, from your account at any time. Deleting your account removes all of it.

There is no way to upload a photograph to this service, so we hold no images of any property.

The route is assembled in your browser from a fixed table of places to look, so the same description gives you the same route. What varies is which table applies, and that is decided from your description.

It is a general list of places worth attention in a building of that kind. It is not specific to the property you are visiting, because nothing has seen that property — including us.

Treat every line as a prompt to look, not as a claim about what is there.

You can cancel in two clicks from your billing page, at any time, and you keep access to the end of the period you have already paid for.

You also have a statutory right to cancel within 14 days under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. That right ends early only if you have expressly asked for the service to start inside those 14 days and acknowledged that you lose the right by doing so — two separate boxes at checkout, neither of them ticked for you.

Ahead of the Digital Markets, Competition and Consumers Act 2024 coming into force, we also give you a fresh 14 days after every renewal.

Two reasons, and both of them matter.

The first is timing. This is a tool you use before you go, when you have not been there yet and have no photographs of your own to give it.

The second is what accepting a photograph would turn this into. The moment a service takes a picture of somebody's wall, it is being asked what is wrong with the wall — and answering that is precisely what this does not do.
