It produces a route and a list of places to look during a property viewing. For each place it gives a reason to look there and says what is worth writing down.

This is not a survey, not a valuation, and not an assessment of any property.

This is the most important thing on the page. The service says where to look and what is worth noting. It never says that something is damp, that something is subsidence, or that something is a problem.

Cracks, damp, structure, asbestos, gas and electrical safety all require a qualified surveyor to attend the property. A viewing cannot settle any of them, and neither can this service.

If you describe something along those lines, the service will say so rather than answer: Anything along these lines needs a qualified surveyor to look at the property. A viewing cannot answer it and neither can this.

This does not do valuations and has no market data. It only tells you what to look at while you are in the property.

It does not answer whether a property is worth its asking price, how an area is performing, or whether a purchase is sensible. There is no price data behind it of any kind, and there is nothing you can type that will produce one.

How buying works, and what reports come with a property, differ from place to place. Ask the agent and your solicitor — this only covers what to look at.

It covers nothing to do with title, lease length, common parts or planning permission. Your solicitor does that, and the answers differ depending on where the property is.

There is no database of properties behind this. It does not search, recommend or introduce, and it links to no platform, agent or portal.

There is no upload channel in this service, and no image of any property is stored anywhere in it.

That is a deliberate design decision with two reasons behind it. The first is timing: this is a tool you use before you go, when you have no photographs of the property to give it. The second is what accepting a photograph would turn it into — the moment a service takes a picture of somebody’s wall, it is being asked what is wrong with the wall, and answering that is exactly what this does not do.

Less far in than you might expect. The route itself is assembled in your browser from a fixed local table of places worth looking at in different kinds of building. The same description always produces the same route.

A model is used for one step only: deciding which kind of building your sentence describes. It returns a short list of building-type labels. It writes none of the text you read, and it makes no judgement about any property.

If that classification step is unavailable, a local keyword table does the same job and the service carries on working.

The places to look are general to a kind of building. They are not specific to the property you are going to see, because nothing here has seen it.

Read every line as a prompt to look, never as a claim about what is there. A route can be wrong about what is relevant to a particular building, and it will certainly be incomplete — no fifteen-minute list is complete.

Do not use this service, or anything it produces, for medical, legal, financial, safety, employment, credit, housing-allocation or judicial decisions.

“Housing” there means decisions made about other people: who gets a tenancy, who gets a mortgage, who is allocated a home. Using your own route to decide about your own purchase is exactly what it is for.
